As Indiana moves into summer, rising temperatures, heavy storms, and lingering ground moisture can create new challenges for homeowners. Soil expansion and contraction, increased hydrostatic pressure, and high humidity levels can all contribute to foundation stress and basement moisture issues. Taking preventative steps and investing in waterproofing solutions can help protect your home and maintain a dry, stable foundation throughout the summer months.

As Indiana transitions into summer, homeowners across the state begin to experience a different set of seasonal challenges. While the days grow longer and temperatures rise, the shift from spring’s saturated soil to summer’s heat and storms can put new stress on your home’s foundation and basement systems.

Early summer in Indiana often carries over moisture from the spring months. The ground is still holding water from snowmelt and heavy rains, and as temperatures climb, that moisture begins to expand and shift within the soil. This can create movement around the foundation, especially in areas with clay-heavy soil, which is common throughout central Indiana. As the soil dries out during stretches of heat, it contracts, only to expand again with the next rainfall. This continuous expansion and contraction can place stress on foundation walls and existing cracks.

Summer also brings an increase in intense thunderstorms. These storms can drop large amounts of rain in a short period of time, overwhelming the ground’s ability to absorb water. When this happens, water begins to pool around the home, increasing hydrostatic pressure against the foundation. Basements that may have stayed dry during milder seasons can suddenly show signs of water intrusion, including damp walls, minor flooding, or musty odors.

Humidity is another major factor during Indiana summers. Warm, moisture-heavy air can easily make its way into basements and crawl spaces, leading to condensation on walls and floors. Over time, this excess moisture can contribute to mold growth, wood rot, and poor indoor air quality. Even homes without visible leaks can experience these issues simply due to high humidity levels.

Preventing summer-related moisture issues starts with managing water both outside and inside the home. Ensuring proper grading around the foundation helps direct rainwater away, while keeping gutters and downspouts clean and extended reduces the risk of pooling during heavy storms. Inside, a properly functioning sump pump system remains essential during sudden summer downpours, especially when paired with a battery backup to protect against power outages.

For long-term protection, waterproofing systems continue to play a critical role throughout the summer months. Interior drainage systems capture incoming water before it reaches the basement floor, vapor barriers help control humidity and block moisture intrusion, and foundation crack repairs address vulnerabilities that can worsen with seasonal soil movement. These solutions are designed to handle the demanding conditions of Indiana summers, from heavy rain to high humidity and fluctuating soil conditions.

As the season shifts into warmer weather, now is the ideal time to assess how your home handled the spring and prepare for what summer may bring. Addressing small moisture issues early can prevent larger problems down the road and help maintain a dry, healthy foundation throughout the year.

Now is the perfect time to schedule your free inspection and estimate here.

Snowmelt + Rainfall: The Perfect Storm for Leaky Basements

March in Indiana is notorious for its rapid swings between lingering winter cold and early spring warmth, creating the perfect setup for basement leaks as snowmelt and rainfall overlap. The state often experiences unpredictable shifts-warm, sunny days followed by sudden cold snaps or new snow-as March serves as the transition point between seasons. These fluctuations lead to repeated cycles of melting and refreezing, which oversaturate the soil around foundations and raise hydrostatic pressure, especially when March also brings increased rainfall across central and southern Indiana. With snow becoming sporadic but melting faster due to warming trends, water moves quickly into the soil, and when combined with rain, it pushes moisture through cracks and weak points in basement walls. This mix of freeze‑thaw cycles, rapid snowmelt, and spring rain makes Indiana homes particularly vulnerable to leaks, reinforcing the need for proper exterior drainage, sump pump systems, and long‑term waterproofing solutions tailored to the state's weather patterns.

March is one of the most unpredictable months here in Indiana, as winter and spring battle for control. This time of year often brings dramatic swings. Warm, sunny days can be followed by sudden cold snaps, new snow, or early‑season thunderstorms.

These fluctuations create a constant freeze‑thaw cycle across the state, especially in central and northern Indiana, where the lingering winter clashes with warming trends. As the temperature rises, any remaining snow begins to melt rapidly, and because Indiana’s March weather can revert to winter conditions just as quickly, that melting can repeat multiple times within the same week. This repeated melting oversaturates the soil surrounding Indiana foundations.

March rain becomes more common statewide, particularly in central and southern regions where snow transitions to rain. Fast‑melting snow, paired with increasing rainfall, pushes large amounts of water into the ground before it has time to drain properly. As the soil becomes overloaded, hydrostatic pressure builds against basement walls, forcing moisture into cracks and gaps. Homeowners often notice leaks or musty odors during these transition periods, not because new structural damage suddenly appeared, but because Indiana’s march weather has placed renewed stress on their foundation.

Preventing water intrusion during freeze and thaw ‘melt cycles begins with managing exterior water flow. Making sure to have clean gutters and downspouts will help direct melting snow and rainfall away from the home, and extending downspouts at least ten feet reduces pooling near the foundation. Inside the home, a well maintained sump pump system, including a battery backup, offers crucial protection during heavy rain or rapid thaw events common throughout the month.

For basements already showing signs of moisture, or for homeowners wanting to prepare before the next temperature swing, waterproofing solutions provide long-term security. Interior drainage systems move groundwater into a sump pump before it reaches the basement floor, vapor barriers prevent moisture from passing through walls, and crack injections seal common entry points created or worsened by Indiana’s freeze thaw cycles. These systems are designed to withstand the exact conditions Indiana faces every March: unpredictable weather, oversaturated soil, and rising hydrostatic pressure. With the right protection in place, homeowners can stay ahead of the state’s most moisture heavy season.

To help this West Lafayette family create a comfortable and secure living space, Field Inspector Rob designed a full basement finishing and waterproofing plan. Foreman Loni and the crew installed Basement to Beautiful wall panels, CleanSpace wall systems, and a SaniDry Sedona to keep humidity low. Stylish Elite Plank Flooring brought warmth to the space, while a RockWell egress window and foundation wall anchors ensured safety and stability. The result is a beautiful, functional living area that’s dry, healthy, and built to last.

A mother and daughter living together in West Lafayette were in need of more space and privacy. Their basement, once used only for storage, was damp, unfinished, and far from livable. The area lacked proper insulation, had humidity issues, and provided no protection against future water damage or structural concerns. They dreamed of turning it into a private living space for the daughter—but knew they needed professional help to make that dream a reality.

The hotel owner's goal of this foundation repair projects was for the large drywall cracks to be repaired and the building to have maximum support and stabilization. Our Production Trainer Matt led a team of John, Chris, and Jon-Wesley in installing a total of 17 Helical Piers around the perimeter exterior of the foundation. The soil had to first be excavated 12 feet deep to drive the Helical Piers into the ground. Our crew was able to lift the foundation back up almost 5 inches, which was the measurement Paige took of the gaps between several of the walls and floors. After successfully lifting the concrete foundation and permanently stabilizing it, the soil was backfilled around the building. The owner will no longer have to worry about visible dry wall cracks in any of the hotel rooms and an overall stable foundation.

Our Foreman Isaias and his crew members Olvin and Nazario installed a WaterGuard drainage system around the interior perimeter of the basement to collect any water seepage passing through the wall or floor to redirect it to a TripleSafe sump pump. To install the WaterGuard system, the crew had to overcome working in confined spaces and drill through very thick concrete. Because of the overall size of the basement, 2 TripleSafe sump pumps were needed to effectively remove any water seepage in the basement and a total of 4 IceGuard discharge lines that will redirect the water out and away from the church building. The humidity and moisture problem was resolved by installing 2 SaniDry Sedona dehumidifiers to condition the air and eliminate any musty smells rising upstairs. After the installation of the dehumidifiers, the relative humidity decreased significantly to a comfortable 50%, which will no longer allow mold to grow. In addition to installing 2 dehumidifiers, the crew installed the CleanSpace wall system on the concrete basement walls to prevent any moisture from passing through. PowerBraces were installed over the CleanSpace wall vapor barrier to permanently stabilize the bowing foundation wall and prevent any further movement. The pastor Ben was thrilled with the crew's efficiency and work ethic throughout the job and is relieved to have these recurring issues with the basement and foundation now behind him.

A pastor at a church in Muncie, Indiana reached out to Basement Systems of Indiana with concerns about the condition of the basement that was causing health issues for several members of the church. He informed our inspector Terry that water intrusion and high humidity had been a major issue for some time and knew the issues needed to be rectified for the sake of the church members. Terry tested the relative humidity in the basement at over 70%, which is much higher than it should be and could even allow mold to grow. A wall in the basement about 100 feet in length was also bowing inward significantly caused by foundation settlement and a large crack on the exterior of the foundation. The Pastor Ben was concerned about the wall completely collapsing and believed it was beyond repair before meeting with our inspector Terry to determine a viable solution. In fact, he previously had talks with a general contractor about having the wall completely demolished. With all of these problems in mind, the health and safety of his church members became his number one priority.

Homeowners who have resided in the Central Indiana area for some time know the unpredictable weather that we experience throughout the year. As we move further along into the summer, temperatures have continued to surge and hit record numbers, which means energy costs are through the roof. Basement Systems of Indiana has a solution to this problem that many homeowners are facing right now, and it starts right in the crawl space. This may come as a surprise, but having a dry, healthy below-grade space can greatly increase energy-efficiency while promoting cleaner air throughout your home. By sealing and insulating the crawl space with a vapor barrier or full encapsulation system, air leaks are also sealed, which is a significant cause of energy loss and can save you thousands of dollars.

The need for an encapsulated and insulated crawl space is generally recognized during the cold winter months when homeowners are looking for comfort and warmth throughout their home. The opposite applies in the hot summer months when homeowners should be concerned about cooling down their home without having to constantly think about running their air conditioner. Many of our recent customers have chosen to go the route of having their crawl space insulated with our thermal wall insulation and sealed with our thick, durable vapor barrier. In many cases, energy savings have increased for these homeowners by an average of 18%.

One common issue that we find during a crawl space inspection for humidity and moisture issues is existing fiberglass insulation. Although fiberglass insulation is typically a common choice for homeowners due to its easy installation and flexibility, it is also known to be a material that easily absorbs moisture, which can lead to wood rot along the floor joists and sill plate in the crawl space. Wet or damp fiberglass insulation does not insulate as well as dry insulation, and the added weight will pull it from the ceiling, leaving it in messy, useless piles on the floor. An alternative upgrade for your crawl space is our SilverGlo thermal wall insulation that keeps the crawl space dry, while saving you money on utilities. Combining our SilverGlo thermal crawl space insulation with a full encapsulation using CleanSpace vapor barrier will significantly reduce energy expenses and provide excellent comfort all year long!

The next step in maintaining a clean and dry below-grade space is isolating the house from the earth, which involves the installation of a vapor barrier to seal the ground and walls. We use a product called CleanSpace vapor barrier, which is a thick 20-millimeter vapor barrier used in the encapsulation process that stops moisture from passing through the floor and porous concrete walls. A common sign that your crawl space may need to be encapsulated is a musty smell or foul odor rising into the home. CleanSpace controls mold and wood rot, increases energy-efficiency, and seals away those nasty odors.

Another way that humidity and moisture find its way into the crawl space is through open vents or other outside air leaks. A vented, dirt crawl space is a recipe for humidity and moisture that will eventually lead to mold growth. There are three elements that mold needs to grow in a crawl space and that includes organic material, humidity, and water. All three elements go hand in hand and tend to influence the other. Your crawl space likely has wooden beams and floor joists that begin to rot and fail to provide support over time. If your crawl space has open vents, humidity and water will easily leak into the crawl space and potentially create mold spores on any organic material such as the floor joists. By sealing off vents and any other visible air leaks into the crawl space, crawl space humidity will be reduced significantly.

We addressed ground water seepage, sealing the earth and walls with a vapor barrier, and closing crawl space vents, but we haven’t yet completely changed the environment. To ensure a consistent temperature and air flow in the crawl space, an energy-efficient dehumidifier needs to be installed. We use the SaniDry Sedona, the world’s most efficient, high-performance dehumidifier. It’s ability to fit in tight spaces, but still cover up to 3500 sq. feet makes it the perfect solution to crawl space humidity and the final piece of the puzzle to effectively address crawl space humidity and moisture.

Regular maintenance is essential to keep your waterproofing system in working order. Our service technicians provide comprehensive and efficient inspections to avert issues with sump pumps, drainage systems, dehumidifiers and more!

Our expert technicians will:

Clean and test your sump pump system. Your system consists of parts that can abrade or fail completely. Our specialist will thoroughly inspect and test the system to scan for any problems. Your technician also will clean the system, including the sump pump liner, which can accumulate grit and dirt.

Test and replace batteries. The battery in your sump pump alarm should be replaced at least once a year, which our technician will handle during the maintenance visit. The battery for your backup pump also will be tested or replaced.

Clean and replace your dehumidifier’s components. Our technician will clean your system, replace the air filter, and oil the components. A thorough inspection of the system’s parts also will be performed.

Examine the discharge line. Our technician will examine the discharge liner to ensure there are no clogs or other problems, as well as check for the potential for freezing.

Inspect the crawlspace liner. If you have a liner installed, our technician will perform an inspection to ensure it’s properly intact.

Suggest upgrade. If there are any problems (or potential problems), our specialist will make suggestions for improvements or solutions. Sometimes, minor problems become enormous headaches if not addressed. Our service technician will offer solutions to proactively address concerns before they turn into costly and disruptive problems.

A reputable waterproofing company will install a reliable system and backup battery—and provide annual maintenance. Contact Basement Systems of Indiana to schedule your annual maintenance!

Mold is a silent killer and it often lurks in your crawl space or basement whether you realize it or not. Although it may only be present in below grade spaces, its effects can linger throughout the entire home, having a direct impact on you and your loved ones. Due to the “stack effect,” air moves from below-grade spaces into the upper levels of the house—creating a vacuum in the crawlspace. Essentially, warm air passes upward and escapes through cracks, windows, vents, and other openings. As it does, air from the crawlspace rushes to take its place. With winter finally behind us and the weather rapidly warming up, mold and humidity are ready to take over your crawl space or basement, unless there is a waterproofing system and high-performance dehumidification/air filtration system in place.

If the crawlspace or basement contains moisture, mold, and mildew, it could cause asthma, allergy, and respiratory problems. As the air in the crawlspace ascends, it carries mold, spores, dust, and other irritants with it. Crawl space encapsulation prevents moisture from passing through the ground and walls, eliminating the potential for mold growth. For basement, we use a thick durable liner called CleanSpace that installs on the walls and prevents moisture from seeping through. Add in an energy-efficient SaniDry Sedona, and you will never have to worry about the effects of mold in your home again!

Some homeowners think that the functionality of below-grade spaces is unimportant. However, humidity and mold problems eventually impact the rest of the house. Mold irritates residents, rot eats away at wood, energy costs rise, and an entire house can sag due to crawlspace issues! Allow the experts at Basement Systems of Indiana to protect your home—and health—from the stack effect. We offer a wide variety of products to keep your basement and crawl space dry all the time. If you are concerned about the health of your family, contact us today for a free, no obligation estimate!

As residents of Central Indiana, we know that the weather can be very unpredictable and frustrating. While we may experience below freezing temperatures and heavy snowfall one day, the weather may warm up significantly causing the snow to melt just a few days later. What many people do not realize is that basements are still very much vulnerable to flooding even during the winter before the rainy Spring season. Runoff from melting snow around the foundation of the home can easily seep into the basement causing damage to flooring, personal items, and create foundation issues. With the recent moderate level of snowfall, Central Indiana homeowners may want to consider investing in a basement waterproofing system that will provide protection during all seasons of the year.

Having a perimeter floor drainage system and sump pump installed in your basement will provide ultimate protection against the risk of snow melt leaking into your basement. Our WaterGuard perimeter floor drainage system collects runoff from the basement walls and redirects it to a sump pump such as the TripleSafe. The sump pump then removes the water out of the basement and away from the home as far as possible through our discharge line system. Once a waterproofing system is installed in your basement, you will never have to worry about this issue again. Spring is the most common time for a basement to flood with the rainy season and warmer temperatures causing snow to melt. Now is the perfect time to waterproof your basement before it is too late, and costs add up.

Melting snow not only puts your basement at risk of flooding; it can cause crucial damage to your home’s foundation. Repeated cycles of freezing and unfreezing can cause cracks in your basement walls and foundation settlement, which will only get worse over time. An effective drainage system and sump pump can also prevent this from happening. If cracks in the basement walls have already formed, we can help you with that too. Contact us today before the melting snow wreaks havoc on your basement and foundation!

Central Indiana Homeowners may be surprised to learn that the winter months are a great time to consider having their basement or crawl space waterproofed. After all, spring brings showers—and showers mean moisture. At Basement Systems of Indiana, we recommend waterproofing below-grade areas ahead of the upcoming rain and humidity!

Here are four reasons you should waterproof your below-grade space during winter:

During cold months, there is less water around foundation walls and temperatures drop inside the crawlspace or basement. Less moisture means that specialists can easily install waterproofing, drainage, and encapsulation systems—fortifying your home against future flooding.

There is less demand for waterproofing services during fall and winter. This means you can be seen by a waterproofing crew more quickly, as opposed to waiting weeks (or even months) for an appointment. Some people believe that waterproofing is more difficult when it is cold, but our systems can be installed efficiently during the winter.

In Central Indiana, there is always the potential for an unreasonably high amount of snowfall. As spring approaches and temperatures rise, ice and snow melt saturate the ground. This could put your basement or crawl space at risk for a flood, which would then lead to high humidity and mold growth. This could also compromise your home’s foundation. It is best to think ahead and have a dependable system in place before there is an emergency.

If you do have a moisture problem, what happens when the temperature drops? Water collects in cracks, window wells, and other places. The water freezes—creating new cracks and making existing cracks larger.

Still not convinced it is appropriate to waterproof during winter, but concerned about what might happen if you leave your below-grade space unprotected? Contact us for the waterproofing experts today and one of our inspectors will come out to your home for a free, no obligation estimate!

Insulating your crawl space is a crucial component to not only home comfort, but energy efficiency as well.
With temperatures beginning to fall and the holiday season rapidly approaching, it is time to begin thinking about the comfort of your home, which starts with your crawl space. In the summer, your home may be vulnerable to high humidity, while in the winter, you may experience cold floors. Having your crawl space properly insulated and encapsulated can solve both of those frustrating issues. Insulating your crawl space is a crucial component to not only home comfort, but energy efficiency as well. Basement Systems of Indiana’s superior solution for sealing and insulating your crawl space is using SilverGlo™ Thermal Wall Insulation. Our versatile crawl space insulation product can seal your walls, save you money on energy bills, and keep the crawl space dry and free of musty odors.

SilverGlo is a foam insulation product infused with graphite that ultimately increases its insular ability by 24%. Crawl spaces tend to become unhealthy environments when moisture and humidity can easily seep through the crawl space floor and walls. With SilverGlo Thermal Insulation, this will not be an issue, as it creates a vapor barrier on the crawl space walls preventing moisture from getting access into the crawl space altogether. Eliminating the potential for moisture excess takes mold, wood rot, and mildew out of the equation. Combine SilverGlo with our CleanSpace Vapor Barrier product and your crawl space with be transformed into the most comfortable part of your home. Adding SilverGlo provides solutions to basically all common crawl space issues that our production crew encounters every day on job sites.

You should now be familiar with effective solutions to keeping your home comfortable and energy-efficient, but it is also important to know where it can all go wrong in your crawl space. Far too often, our sales inspectors come across vented crawl spaces with fiberglass insulation on the ceilings. A vented crawl space is a magnet for bringing in humid air during the summertime. As the air cools once it enters the crawl space, humidity of the air rises significantly creating moisture. Fiberglass insulation attracts moisture, which leads to mold growth and a nasty crawl space. Having SilverGlo Wall Insulation installed prevents this issue from happening and should be the preferred choice when considering comfort and energy-efficiency in your home. Contact us today to schedule an appointment with our crawl space insulation and encapsulation experts! https://www.basementsystemsofindiana.com/free-estimate.html

Water damage is one of the most common issues found in a basement that cause a home to fail an inspection. Leaking water creates more issues than just standing puddles of water on your floor. If the basement is not waterproofed, mold and mildew could begin to grow along with structural foundation issues just to name a few problems. We always take these issues into consideration when developing solutions to keep your basement dry and protecting your personal belongings. With the WaterGuard® perimeter drainage system, you will never have to worry about water getting into your basement again!

WaterGuard is a drainage system that we often recommend to homeowners with finished and unfinished basements. Its resistance to clogs, easy-to-access service ports, and ability to collect leaking water from the basement walls make it an easy choice for homeowners. Without an efficient drainage system, your basement could become vulnerable to flooding during heavy rains. Even without heavy rains, your basement could still experience water leaks unless there is a perimeter drainage system such as WaterGuard. With more than two decades of research and development put into this product, we can assure you that is the best waterproofing product on the market!

The WaterGuard cannot carry out the water leaking into your basement on its own. Its capabilities of tying into a sump pump make it worth the investment. The water that is collected from the walls is drained down to the WaterGuard and then directed to a sump pump system. This jack-of-all-trades waterproofing system fits all types of foundation and slab footings making it generally a painless installation process for our experienced crews. Do not wait until your basement becomes flood; Contact us today to schedule a free basement waterproofing estimate or schedule your annual maintenance if your system has already been installed!

Whether you have bowing, buckling, or cracked foundation walls, we strongly recommend having them repaired before the issue becomes too severe to tackle.
Why Should I Fix My Failing Foundation Walls?

With a dry summer coming to an end in Central Indiana, you may begin noticing or have already noticed foundation problems in or outside your home. It is typical to begin noticing symptoms of foundation wall failure caused by extended periods of dryness. There are several signs to look for to know whether your foundation is stable or beginning to fail. Whether you have bowing, buckling, or cracked foundation walls, we strongly recommend having them repaired before the issue becomes too severe to tackle. Choosing to fix your foundation immediately will save you thousands of dollars in the long run, will greatly increase resale value, and make your home a safer place to live.

The problem will get worse

Minor foundation issues often lead to much bigger problems such as a small crack in your basement walls. While it may be just a small horizontal crack at the moment, it will eventually turn into a large “stair-stepping” crack, result in sliding walls, and finally lead to complete wall failure. Foundation problems will never be less expensive to fix than they are today. We are dedicated to finding a foundation repair solution that will permanently solve your issues and help protect your bank account.

Resale value

Many of our customers become interested in our services, because they are trying to sell their home. Potential homebuyers will surely be scared off by a home with significant foundation problems. On top of that, the Real Estate Seller Disclosure Act requires that foundation problems be disclosed to potential home buyers. Realtors say that they must discount a home with structural defects 10 to 20% to go forward with the sale of the home. Having a permanent foundation wall system installed will greatly increase the resale value of your home and give confidence to homebuyers.

A safer home

Creating a safe environment to live in hits home a little more than any other reason to fix your failing foundation walls. While it may seem unlikely that a disaster such as your foundation completely collapsing, it is very possible, and we have seen it before. Addressing that cracked or buckling wall now will prevent an unforeseen foundation disaster from happening in the future. The foundation is arguably the most detrimental part of the home and it should be treated as such.

How do we fix failing foundation walls?

Thanks to our partnership with the Supportworks Contractor Network, we are able to research and implement the best foundation solutions in the industry. Utilizing solutions such as foundation piers and wall anchor systems, we have the experience, expertise, and products to fix any foundation structural problem.

What to do next

It is important to keep an eye out for failing foundation systems with the ongoing drought in Central Indiana. If you are concerned that the damage has already been done, not to worry. There are several to restore stability to your home’s foundation and protect against future weather-related circumstances. However, we strongly recommend not waiting for your small issues to become bigger ones. Contact ourexperts today for a free foundation repair estimate! https://www.basementsystemsofindiana.com/free-estimate.html

Mold and summer heat are a recipe for disaster, causing additional crawl space issues, potential health issues due to harmful allergens, and higher energy bills. Sealing the vents, installing a crawl space liner, and adding a dehumidification system are the keys to a dry and healthy crawl space environment that will increase your quality of life!

Have you been down to your crawl space lately? If not, we encourage you to find out how these hot summer months have taken a toll on the environment of the crawl space. Mold and summer heat are a recipe for disaster, causing additional crawl space issues, potential health issues due to harmful allergens, and higher energy bills. Now is the time to address these issues before conditions in the crawl space worsen and the solution is simple on paper. Sealing the vents, installing a crawl space liner, and adding a dehumidification system are the keys to a dry and healthy crawl space environment that will increase your quality of life!

Warm air rises and exits through upper windows and the roof, creating a vacuum in your home. In crawl spaces, this void is filled with humid air escaping from the outside. Once this outside air enters the crawl space, it condenses and leaves standing water before it works its way up and out of the home, known as the stack effect. By sealing your crawl space off from the outside, we can create an environment that remains dry, clean, and healthy, as well as far more energy efficient. CleanSpace Vapor Barrier is the heart and soul of a dry, controlled crawl space environment. Its ability to prevent moisture from passing through dirt floors or porous concrete walls should make it an easy decision to move forward with an installation. Its mold-resistant additive "UltraFresh,” will never support mildew or mold growth on its surface that would typically wreak havoc in crawl spaces during this time of year.

Excess moisture leads to mold growth, wood rot, and foul odors, but with a SaniDry Sedona dehumidifier, you will not have to worry about these problems in your home. While mold and mildew are common in crawl spaces, the Sedona keeps the relative humidity below 55%, so mold will not stand a chance in your crawl space. You also do not have to worry about emptying out the water, as the dehumidifier drains automatically and has a humidity sensor that monitors the air. Once our experts install the energy-efficient dehumidifier, there is nothing else you need to do besides begin enjoying a healthier home environment.

While there is no controlling the extreme summer temperatures, you can combat what it does to your crawl space with a complete encapsulation and dehumidifier. Eliminating the potential for mold and wood rot, while making your home more energy-efficient seems like a no brainer if you like comfort and saving money. Our experts know what it takes to prevent humid air and excess moisture from damaging your home so contact us today for a free estimate! https://www.basementsystemsofindiana.com/free-estimate.html

Having your basement finished can completely transform a boring old space into a comfortable, usable space in your home, but there are some things to consider before doing so. If you are planning to finish the basement, we recommend five steps to help protect against water damage.

Having your basement finished can completely transform a boring old space into a comfortable, usable space in your home, but there are some things to consider before doing so. Basement finishing is a major investment and causes some concern when your basement is prone to water and humidity issues. The best way to prevent your new space from being damaged is to have it waterproofed. We have seen just about everything that can happen to a finished basement and waterproofing them becomes much more expensive. If you are planning to finish the basement, we recommend the following five steps to help protect against water damage.

1. Install a Drainage System: Finished basements that endure a flood can cost you a fortune. If your basement floods after it has been finished, the flooding groundwater will damage drywall, fiberglass insulation, and many other wall finishing products. While we can still install basement waterproofing systems after a basement has been finished, we recommend installing a drainage system before the basement is finished.

2. Install a Sump Pump System: Having a reliable sump pump system installed such as the TripleSafe, SmartSump, or SuperSump, will ensure that your finished basement is protected against heavy rains. The best sump pumps are ready for anything -- including power outages and sump pump failure. This means that your system should include both a battery backup sump pump and a secondary sump system that can kick on if your primary pump fails.

3. Winterization: One of the most common causes of sump pump failure occurs when these discharge lines become clogged with ice or debris. When your sum pump fails, your basement quickly becomes more vulnerable to a flood, effectively defeating the purpose of a finished basement. Our IceGuard™ System, which gives water a secondary way out of your home, prevents the discharge line from freezing.

4. Seal the Basement Walls: Concrete basement walls are very porous and prone to leaks. Water vapor can build up behind the walls, leading to mold, mildew, and moisture issues. This issue can be addressed by seal the basement walls with our CleanSpace Wall Vapor Barrier, which holds back water vapor passing through your foundation walls, directing it to your sump pump

5. Install an Energy-Efficient Dehumidifier: If you are interested in basement finishing, it is key to have an energy-efficient dehumidifier installed to keep your basement a dry, healthier, and more comfortable space.

Our Sales Inspector Dave recommended GeoLock® Wall Anchors to restore stability to the walls and the WaterGuard French Drain System to help remove the water getting in during heavy rains. GeoLock® Wall Anchors are designed to repair walls that are sliding inwards, tilting at the top, bowing, and buckling. These wall anchors are made of galvanized steel for a long-lasting solution that will prevent any further inward movement of your walls. Our Foreman Todd and his crew members John and Jon-Wesley were able to restore stability to the basement’s interior foundation walls and eliminate the water issues with the WaterGuard Drainage System and SuperSump Pump.

John found Basement Systems of Indiana at the Indianapolis Home Show and began having a conversation with our Sales Inspector Dave about how we could fix the foundation issues with the barn. Dave explained our Pier Systems that would stabilize the barn and eventually went out to inspect the barn in Kokomo for a closer look. Our Foreman Todd and his crew removed the debris and used a dumpster to make the process more efficient. They then began installing Push Piers to stabilize the beams in the barn with a heavy duty steel bracket. The soil was backfilled around the piers once stabilization and lifting was completed to finish the installation. This is the best foundation repair option available when soil conditions are unknown, providing a permanent solution for your settlement issues.

The solution to hiding a basement waterproofing system for the homeowner Jack was to use the Everlast Finished Wall Restoration System. The production crew installed the WaterGuard French Drain System to collect the water that was passing through the basement walls and drain it to a SuperSump Plus. The goal of the system remains the same and operates like normal, only this time, we punched out of the house UNDER the customers deck and ran the discharge line out into the yard. The Everlast Finished Wall Restoration System permanently repairs dry wall that is damage by water and mold, ensuring that the basement walls are protected from future leaks. Installation includes cutting the existing drywall and studs beforehand. The new system cannot be installed until the drainage system has been installed. Once the concrete dries, the wall system is installed. While it was a lot more work for our production crew, the results of the basement waterproofing system payed off for the customer.

It is essential to keep your crawl space dry and clean to protect you, your loved ones, and your home. Our solution to this is CleanSpace Vapor Barrier, a 20-mil thick plastic liner that can be fitted in your crawl space to completely seal off your home from the earth.

Typical crawl spaces that we deal with in Central Indiana every day are full of water, mold, debris, and harmful allergens. It is essential to keep your crawl space dry and clean to protect you, your loved ones, and your home. The most effective way to do this is by encapsulating the crawl space to isolate the house from the Earth. Having a vapor barrier encapsulation system installed is the key to solving the dirt crawl space problem that allows water vapor and bugs to cause problems. Our solution to this is CleanSpace Vapor Barrier, a 20-mil thick plastic liner that can be fitted in your crawl space to completely seal off your home from the earth. With extraordinary flexibility and tear resistance, CleanSpace provides numerous benefits that will make your life much easier.

BENEFITS OF CRAWL SPACE ENCAPSULATION

       1. Lowers Energy Bills

By sealing out water vapor with the CleanSpace Encapsulation System, you are also sealing air leaks, a major cause of energy loss. An independent study revealed that homeowners who properly fix their vented dirt crawl space can save 15% to 25% on their heating and air conditioning costs! With CleanSpace, you are going to pay for it whether it is installed in your crawl space or not. Costs will only accrue over time if you choose not to encapsulate your crawl space.

        2. Protects your Health

Mold is a common issue in crawl spaces due to high humidity and moisture from having a dirt crawl space. The CleanSpace Encapsulation System discourages mold from growing with an antimicrobial additive called UltraFresh that is manufactured into the material. Eliminating mold growth, will protect those that have asthma or other nagging allergies.

        3. Keeps Critters Away

Dust mite droppings is the number one allergen that people with asthma and allergies react to. Humidity allows dust mites to live and wreak havoc in your crawl space. Pests like mice and rats can damage furniture and wooden fixtures. By encapsulating your home, you close the door for them once and for all. A dry crawl space will also be inhospitable to termites, cockroaches, ants, and many other pests that need excess moisture to survive.

        4. Protects Structural Integrity

Wet or damp crawl spaces threaten the structural integrity of the home, especially the concrete foundation. Moisture can cause the wood to rot, metal to rust, and floors and walls to swell and crack. When this happens, your crawl space becomes weak and will not be able to hold up the weight of the entire home. Encapsulating the crawl space will prevent moisture from passing through the ground and walls.

         5. Provides Storage Area

Your crawl space may not typically be thought of as a useful space for storage, because it is often infested with insects or full or water and mold. By encapsulating your crawl space with CleanSpace Vapor Barrier, you now have valuable space for storage. The nasty pit you always wanted to avoid can be transformed into a clean and healthy energy-efficient space.

          6. Increases Property Value

Who wants to buy a home with a damp, moldy crawl space? The answer is nobody, and this could be what is holding you back from getting the value for your home that you desire. Encapsulating your crawl space and sealing it from the earth will increase the value of your home immensely.

New Year, New Look for Basement Systems of Indiana

Indianapolis, IN, 1/27/20 – Master Service Companies has rebranded to Larry Janesky’s Basement Systems of Indiana, continuing its significant upward trend in growth and experience. Our look may be different, but the experts at Basement Systems of Indiana, formerly Master Service Companies, remain your trusted source for basement waterproofing, crawl space repair, and foundation repair solutions.

When Josh Smith, founder of Master Service Companies, left the company in August 2019 to pursue his passion for prison reform and philanthropy, Contractor Nation Founder and Owner, Larry Janesky, was the only person he felt comfortable passing the torch to. This relationship ensures that we will continue to install proven, patented basement waterproofing, crawl space repair, and foundation repair solutions exclusive to these networks as we have since the start.

For over thirty years, Larry Janesky has owned and operated companies in the crawl space repair, basement waterproofing, and foundation repair industries. In fact, he is a pioneer in the industry and his companies have fixed over 75,000 basements and crawl spaces. Basement Systems of Indiana, formerly Master Service Companies, has been a dealer of Larry’s patented products since its inception. Like Josh, Larry understands that passion, hard work, and integrity are essential to creating a business that safeguards homes and provides homeowners with peace of mind.

Additionally, if you have done business with Master Service Companies in the past, we will continue to honor all previous warranties as Basement Systems of Indiana. Basement Systems of Indiana will continue to provide the same high-quality services that homeowners in Indiana have depended on since our beginning. Our goals here at Basement Systems of Indiana remain the same:

To provide extraordinary customer service

To offer complete solutions for a healthy home environment

Make "Do it right the first time" our commitment as a team and our only way of doing business
